What You’ll Do:
The Lot Development Project Manager assists in evaluating new lot acquisition opportunities of developed scattered and subdivision lots that align with the Division's land strategy and business plan goals. Responsible for pre-acquisition due diligence and post-acquisition lot development budgets and reports to the Division Manager.
Your Key Responsibilities Include:
- Evaluate lot opportunities identified by the Land Acquisition team, assessing site work scope and cost needed to get a lot to a "Pad Ready" condition.
- Responsible for bidding and hiring contractors and consultants for all necessary due diligence and development work to begin home construction.
- Use online appraisal district maps and municipal GIS maps to gather information on specific sites or areas. Information will include utilities, zoning, topography/flood zone, entitlement status, and other development-related information to assess each site.
- Maintain a tracking log of viable tracts and comparable transactions.
- Identify possible lot acquisitions and send them to the Land Acquisition team. While this position is not an "acquisition" focused role, this position does have the ability to identify potential lot opportunities regularly. Work with the Regional Land Acquisition team to identify these opportunities.
- Assist in preparing LOIs based on the terms discussed with acquisition leadership.
- With the guidance and assistance of Land Acquisition leadership, prepare detailed land packages with relevant support data and exhibits for submittal to the Asset Management Committee to seek approval of real estate transactions.
- Complete Pre-Contract Lot Inspection Form for each potential lot giving the Land Team accurate site condition and estimates on costs to remedy any utility and environmental issues and cost estimate to prepare pad on the lot, as well as calculating an accurate total of site cost based on grading plan bid from grader and any other costs required to remedy any environmental or utility issues.
- Contract and manage a team of consultants, which will likely include: a civil engineer, landscape architect, land use attorneys, dry utility consultant, environmental consultant, title company, and biologist, as needed.
- Bid, contract, and manage all land development contracts/contractors, i.e., grading, water, sewer, storm drain, paving, curb & gutter, and landscaping.
- Perform other duties as needed or assigned.
What You Have:
- Knowledge of the local residential (attached and detached) land development practices and procedures, including wet and dry utilities, storm sewer, concrete, curb and gutter, paving, etc.
- Ability to read, analyze, interpret, and comprehend construction documents, grading and plot plans, surveys, soil reports, and technical reports.
- Effective leadership skills to manage and supervise activities of direct reports.
- Ability to effectively work with managers and employees at all levels and develop positive relationships and productive culture.
- Skill at analyzing problems and recommending solutions.
- Capacity to adapt to changes, handle multiple projects, pay attention to detail, and work in a fast-paced environment while remaining calm and positive.
Your Education and Experience:
- A minimum of 2-5 years of Land experience.
- A background in real estate or market research and professional knowledge of the home-building and land brokerage industry are highly preferred.
