Sapphire Luxury Homes was established in 2012 with a vision to provide unparalleled home building services to affluent clients with unique design opportunities, utmost attention to detail, and exceptional customer service. Currently, the company is building 20+ custom homes per year, most of which are pre-sold prior to acquisition of property or commencement of construction. The shortterm goal is to contract and build 18-25 homes per year in the Oakland & Macomb Counties of Metro Detroit in addition to potentially expanding into multi-family and light commercial building.

The Purchasing Coordinator shall be involved in each construction project from inception to completion & through warranty. The essential duties of the Purchasing Manager are to utilize all available resources to increase efficiencies, timeliness, communications & quality while reducing costs of construction. The role of the Purchasing Coordinator shall be as follows:

Analyze Project Documents

  • Critically analyze blueprints, site plans, engineering plans, selections, designs

& specifications to have a full and thorough understanding of all that is
entailed in the construction & execution of each project.

Create Scopes of Work

  • Create or refine scopes of work for each individual element of the project, both

labor and material. Scopes should be extremely detailed so as to include all
information necessary to be bid & implemented appropriately.

  • Create Takeoff for quantities of items such as; tile, hardwood, countertops,

concrete, interior doors, etc.

Budgeting

  • Prepare a preliminary budget based on previous data & knowledge base of

current costs.

  • Budgets should be maintained and updated on a daily basis
  • Purchasing Manager is to code & approve all payments prior to disbursement

Trade/Supplier Sourcing & Bids

  • Sapphire currently has a pool of trades that is routinely used, however as the

company continues to grow and develop, sourcing more trades is necessary,
specifically to increase efficiencies & quality.

  • Bids should be accepted based on cost, quality & availability among other factors

such as communication & professionalism of trade contractors or suppliers.

  • All new contractors shall sign Master Trade Contractor Agreement & provide W9

& necessary insurance information prior to starting projects.

  • Negotiate best pricing with Sapphire’s best interest in mind.

Communication

  • Constant, clear & concise communication is essential within this position.

Purchasing Coordinator is to provide all necessary information to relative parties;
Construction Managers, Team Members, Suppliers, Trade Contractors, Clients,
Municipal Employees, etc.

  • it’s imperative that a healthy and positive relationship is maintained with

everyone.

Documentation

  • Municipality Permitting & Utility Requests
  • Scopes of Work
  • Trade Contractor Binder & Packs

Technology

  • Sapphire uses Builder Trend as its project management system. All scheduling,

daily logs, notes, to-do’s and communications are to be utilized within the system.

  • All documentation is stored & organized digitally within Google Drive
  • A comprehensive understanding of Microsoft Office, QuickBooks/SAGE 100,

Builder Trend, Google Drive and other typical computer programs is expected.

Job Type: Full-time

Pay: $70,000.00 - $80,000.00 per year
